Palas Homes has a strong interest in sustainable living.  Laneway homes are a wonderful way to increase density while retaining privacy.   We have a reliable team of professionals we regularly use to streamline the process (such as architects and interior designers), but welcome working with other individuals you choose as well.

The most frequently asked questions of our clients are how long it will take, and how much it will cost.

Generally speaking, a laneway home will take a total of 12-16 months to complete, INCLUDING the pre-planning process.

The overall process is as follows:

        1) Budget outline, Survey, Design of Floor Plan (1.5-2 months):

During this stage, we will collaboratively form a preliminary budget, design the floor plan, consult on-site and do a site survey.

        2) City Approvals, Designing the Interior (3-5 months):

At this next stage, we will submit applications for all the necessary permits and work with the interior designer to finalize the interior layout.

        3) Finalize Budget (2 weeks):

We will finalize all finishings and budget costs and start construction once the budget is approved by the client.

        4) Construction (6-9 months):

At this stage, we will do all actual construction work including digging, framing, finishings, etc.  Once the home receives an occupancy permit from the city, your new home warranty will commence and you can move in!

With respect to cost, the cost of building a laneway home varies depending on factors such as size of home, types of finishings used, location of home etc.  We are happy to quote on a “cost-plus basis”, or we can perform work on a fixed price basis (i.e. one price includes everything) to provide the ultimate peace of mind.
